Help with renting

Ask it here

Questions about searching, applying or preparing? Ask them here. The help desk selects from our own answers; if you get stuck, you can reach the team.

The answer appears on this page. No email, no queue.

Nothing here is required. The alerts work even if you read nothing.

I'm waiting for a heads-up

Nothing to do here. Unless you want to.

Get ready

Registration, a channel, your letter, your papers and a masked ID. Five things you arrange once. After that you reply in half a minute instead of eleven.

Ready to apply

Why am I getting nothing

Free is a few sources per area, unfiltered. A tight filter or a small area means little comes through. Missed homes shows what passed by without reaching you.

What you missed

How fast is it right now

The status page shows every round: how long the last one took, how many homes opened and how fast the alert went out.

Status and speed

An account with the providers

With some providers you can only respond once you are logged in. Create that account on a quiet moment, not when the heads-up arrives. A forgotten-password email takes three minutes.

Which providers

I've got a heads-up

Half a minute. After that it's up to the landlord.

Reply in half a minute

Open the alert, paste the letter, add the address, attach the file, send. That is all. What you prepared beforehand is what makes it half a minute.

Paste the letter

What they may ask

Can you carry the rent, was your previous landlord satisfied and was there ever an eviction. Nothing more. Your citizen service number and your hobbies are not on the list.

What they may ask

Do one dry run

Open the alert, paste the letter, add the address, attach the file, stopwatch beside it, and then don't press send. The second time takes half as long.

The half minute

Too late?

The next one comes. Your alerts are on and you don't have to do anything. If you are often late, put the alert on something that vibrates.

Alert channels

I'm going to a viewing

Twenty minutes. Nobody pushes, the agent does.

Four things to bring

Your phone with the list, a tape measure, your income statement on your phone and the advert itself. Your ID stays at home: you hand that over once you get the home.

The list

Eight things to check

In order of what it costs if you miss it: costs, glass, damp, quiet, water, meters, photos, a clear answer. Tick them off while you are there; the list stays in your browser.

Seven reasons to walk away

You can get this one, and that makes it harder. After a rejection, saying yes to the first thing that is allowed is the biggest mistake.

Read the seven

Check the rent

Since the Affordable Rent Act the points decide the segment, not the advert. Fill in what you know; you don't need to know everything.

Rent check

I was turned down

Seven people in that hallway, one key. That's arithmetic, not a verdict.

Four reasons, three are not about you

Someone was earlier, it was a draw, someone was already lined up. Only income is about you, and that is one number against another.

Read the four

Ask why

Since the Good Landlordship Act they have to tell you on what grounds they chose. One sentence, ready to send.

Dear [name], I would like to know on what grounds the choice for this home was made. Under the Good Landlordship Act I am entitled to that reasoning. Kind regards, [name]

More attempts, not earlier ones

A search pass brings in every provider and every filter. Nobody gets the alert earlier, you included. Just more often.

What a search pass does

Your alerts are still on

The next one comes without you doing anything. Put this one away and count it, if you like.

My housing search

I can sign

Now the paperwork, plus one sum.

Is this rent allowed

Before you sign: the points decide whether this is free sector and what the rent may be. Too high tends to show up only afterwards.

Rent check

Your ID, masked

Only now do you hand over a copy: citizen service number crossed out and "copy for rental application" written across it. A landlord may not ask for your number and you don't have to give it.

What they may ask

Two things at the key handover

Sign the inspection report and record the meter readings, with photos. You cannot catch up on those two later and they decide your deposit.

The list with deadlines

Alerts off

One button and it stops. No notice period, we are not a gym. Days you have left you may give to someone still searching.

Switch your alerts off

I've moved in

Four things within two weeks. Two you choose, two you only report.

Energy, water, internet

Two you choose (energy, internet) and two you only report (water, council). That difference saves an afternoon of searching.

The list with deadlines

Register with the council

Within five days of moving, usually online with DigiD. That is a legal deadline. Without it your post and your benefits go astray.

Register with the council

Have the rent assessed

Up to six months after your contract starts, the Rent Tribunal can assess the rent against the points. After that the option is gone.

Six months

Give someone a week

Someone near you still searching? With your link they start with a week instead of three days.

You can also come to us with questions about searching, applying or preparing. If you're logged in and have linked Telegram, your question goes to the inbox and the answer arrives in your chat, with a ticket number. Otherwise email contact@opensein.nl and say which email address we know you by.

What happens to your question

A language model reads your question and picks from a list of answers we wrote ourselves. It writes nothing back: what you read here is always our text. If it's in doubt, you get the topics above. We keep your question for ninety days to improve the answers; which party reads it is on the privacy page.
